The onetime “Guns, Gold and Rock & Roll” KBAD-FM/94.5 goes from the devil to the angels, or from “bad” to “good,” or…The puns just pile up on this sale by Chuck Brennan’s “Badlands Airtime LLC” to lay-Catholic not-for-profit “Real Presence Radio.” Brennan’s vision encompassed not just a rock-formatted station (KBAD-FM Sioux Falls, SD). But a co-located pawnshop, tattoo parlor, race-track, concert venue, casino, and “Gun World” retail shop. He bought then-KCFS from the University of Sioux Falls for $1.5 million. But eventually another Brennan business, his Dollar Loan Center, was crippled by a South Dakota ballot initiative that limited the annual percentage rate on short-term lending to 36%. Eventually the state revoked the lender’s licenses, and Brennan put everything up for sale. He wanted $945,000 for Class C3 KBAD-FM, and he finds a buyer at exactly that price, in lay-Catholic Real Presence Radio. (Though the contract says the not-for-profit will issue “a receipt...recognizing that seller has made a donation to buyer of an asset with a fair market value of $600,000.”) Terms are a 10% deposit ($94,500), another $405,000 in cash at closing, plus a two-year seller note. Real Presence will convert KBAD-FM, silent since September 23, to non-commercial operation. Grand Forks-based Real Presence just filed to buy classic country 970 KQAQ Austin, Minnesota (April 10 NOW).
